Proof of Ownership & Title Documents

Within your Credas portal, you are able to run proof of ownership and/or obtain title documents direct from HM Land Registry within an individuals page. This allows you to keep all documents related to the individual in one place, and obtain the documents without having to leave Credas saving you time and effort of using multiple sites. If you do not have the proof of ownership check available to you, please reach out to our team at sales@credas.com.

What is proof of ownership?

A proof of ownership check will obtain information directly from HMLR to confirm if the individual in question owns the property you are checking as well as identifying if the property is freehold/leasehold, and if the property is jointly owned or sole ownership. 

You also have the ability to obtain the title register and plan for the property, alongside or separate to the proof of ownership check.

How to run proof of ownership & obtain title documents

To run a proof of ownership check, simply head to the individuals profile in question if they are already set up on Credas, and click on the proof of ownership tile as can be seen below.

Alternatively, if you are wanting to run a proof of ownership check on an individual who is not yet set up on Credas, simply create a new individual and click the button below.

Next, simply confirm the address of the property you wish to run the proof of ownership check on/obtain the title documents for. We are only able to run these checks for UK residential addresses. You then can choose which areas you wish to run from:

• Proof of ownership
• Download title register
• Download title plan 

If you wish to download the title plan, the title register must also be selected.

FAQs

Can you run multiple proof of ownership checks on one individual?

You can run proof of ownership/obtain title deeds for an individual for multiple properties by clicking the 're-run' button as can be seen below.

You will then be able to have access to all the results within the 'Archive' tab highlighted below.

What is the cost for running the check? 

If you download the title documents, this will be the same cost as if you were to get it from the land registry directly. This is currently priced at £7 per document.

How can you identify joint owners? 

If a property is jointly owned, this will be highlighted to you when running a proof of ownership check. If you wish to understand who the joint owners are, this information will appear on the title register. 

Multiple properties have appeared when trying to download the title register?

Sometimes when obtaining title documents, an address may return multiple possible results, as can be seen below. When this happens, you will also be presented with extra information to help you decide which deed is the correct one to download. You will be shown:

• if the property is leasehold or freehold; and
• if the proof of ownership check fro that property has passed/failed.

As shown in the example below, one of the title deeds has passed on the proof of ownership check, this would likely be the correct deed you are looking for.

An error has returned?

If an error message returned to you, this likely means the search falls into one of the below categories:

• The search information was incorrect;
• The address is not a residential property;
• The property is unregistered;
• A new registration is currently being processed by the land registry.
